Question: Why should I sign up for The IMLS International Search Widget?

Answer: The best reason is to have the ability to earn substantial referral income, without having to do ANYTHING. Simply let the IMLS search facility do your lead referral for you! There are thousands of properties for sale, and all of the new home developments are hand-selected, we work with top agencies in each locale, and we have agreements in place so that we do all we can to protect everyone. This is a terrific way to increase your income by displaying properties OUTSIDE your normal area of service. Other reasons include the ability to increase your exposure and standing in the community by showing these properties like your own, including the ability to advertise them to attract buyers.

Question: Are there any expenses or hidden costs associated with this?

Answer: NONE. This search is COMPLETELY FREE! We want sales, and promise agencies and developers excellent exposure of their properties.

Question: How do I know I will get credit for the referrals?

Answer: All leads are date and time stamped, and you are informed whenever a lead is created. All leads are quickly sent to the developer and the local agency, so this will protect you, as well as us. We will let you know when there is a sale. We work together to ensure success.

Question: How much money can I make?

Answer: This will vary depending upon the commissions received by us. WE work directly with developers for the larger commissions, and with agencies in each locale for referral commissions. Outside the USA, we pay 30% of what we receive, 25% if for USA property.

Question: What's my risk?

Answer: We can't think of anything.

Question: When do I get paid?

Answer: This can vary, based on the agreements we make with developers. We strive to collect commissions, for you and for us, whenever a client places their non-refundable deposit. However, there are instances of getting paid over time, or at the close of the transaction. For resale properties, we typically get paid 5-10 days after the purchase closes, and you would be paid approximately 5 business days after that. With resales, we ask for 7 days for us to be paid, but this can vary from country to country depending on laws, rules, customs.

Question: Since I only get paid when a sale closes, or when a client places their non-refundable deposit, what assurances do I have that the client will actually be closed?

Answer: We work with the TOP agencies in each region of the world who will only make money when sales close, and they all do customer reporting via our CRM system so we can monitor the progress on all sales leads. WE also dedicate an administrator for the developments and resorts, so there is plenty of motivation. We are NOT in the leads business; we are in the sales and transactions business!

Question: What makes this program so special?

Answer: We allow everybody to participate in all of the properties we have agreements to market, and we allow every agent to utilize these listings to get sales income for themselves. The IMLS enables an international search to sit on your OWN site, capturing leads for YOU, under your OWN brand! The goal is for us to build out the most comprehensive property listings service in the world, while still ensuring that only TOP agencies work with us in SERVICING all of the clients in each region of the world!

Question: How can people buy a home out of the country without even seeing it?

Answer: While this is possible, almost all sales are made after an interested client goes to visit the area and the property and sees how beautiful it is.

Question: You show a blue IMLS SEARCH, but my web site is done in green. What can I do?

Answer: The IMLS search comes in many colors, shapes and sizes, so simply select what's best for YOU! If you are a large brokerage company, and have specific custom needs, please contact us so we can discuss how we can deliver the widgets for you exactly how you would like them.

Question: How do you decide what properties to show?

Answer: We will only show resale properties that are current, fresh, and up to date by taking listings from the top agencies electronically, so when THEY update the listing with a price change, or if the property is sold, the we automatically update it into our system. WE take listings via an XML export that gets imported into our system. If you do not have an XML export, there is a form on this site that you can fill out and this can be discussed with us individually.

Question: Is this like a Multiple Listing Service?

Answer: In some ways it is, but in many ways it is not. We do NOT accept manual entries of properties as the data may be old, and we do not have the ability to enforce any violations of keeping sold properties on the platform. We want ONLY up to date information as best as possible. Additionally, not everyone may participate in this as agreements need to be signed with each agency that wishes to display properties and service the clients in each local. It is simply logistically impossible to enable everyone to post properties, get leads, and for us to track everything so IMLS search owners get paid, so participation by agencies to GET the clients AND post their listings needs to be limited.

Question: How do you decide WHO gets the leads for clients from the listings?

Answer: We feel that there is a duty to all concerned that only the top agencies in each locale can service the leads because we want to know that maximum effort and follow up is done on all accounts and for all concerned. Marketing and referral agreements are signed with each agency that receives the property leads, and we restrict the number of agencies in each locale which may get the leads. For smaller agencies, especially in the USA, if you decide you wish to have your properties promoted, and do not get the leads, you still get FREE worldwide exposure of all of your exclusive property listings so you will still earn money when the property is sold.

Question: How do you know which agency supplied a listing?

Answer: Everything is coded on our backend when feeds are accepted.

Question: Why would I post my listings if I don't get the leads?

Answer: FREE exposure of your exclusive property listings so you can try and have that property sold faster and increase your income.
