Answer: The IMLS...may be the only way your listings can be sitting on agent/broker sites all over the world on all of The IMLS searches delivered to members globally, and international listings have a built in commission share.

Question: Will The IMLS be advertising competing agents on my listings page?

Answer: No. The IMLS believes that if it is YOUR listing, only you should be listed on that page. Your listing--your lead. NO advertising of other agents on YOUR listing's page. PERIOD.

Question: Why was The IMLS created?

Answer: The IMLS was designed by Brokers for Brokers and their agents with the vision of enabling agents and brokers around the world to share their property listings and commissions while also benefiting consumers globally. The International MLS seeks the widest viewing of property listings ever. With the addition of the downloadable IMLS search all property listing are networked and gives the search owner the ability to earn a commission share.

Question: How does The IMLS search work?

Answer: This search, which is intended to serve as The International MLS global search, is placed on your website, (with its security and tracking tag), and as it accesses a master database of properties, the results are returned within your branding to your customer search. The search results provide more than enough information for customer to engage in meaningful dialogue with lead inquiry forms provided for the customer to engage in a sales inquiry, and the forms are then date and time stamped and then sent to the local agencies who will service the clients, us, as well as yourself. You know when you get a lead, and we will tell you when you get a sale!

THE PROCESS FOR INTERNATIONAL LISTINGS

Customer searches on your own website, and finds a property that interests them. Customer fills out an inquiry form, and the client registration form is sent to us as well as the local agency as being yours with a date and time stamp. We are informed for administration purposes via the special coding, and you are informed at the same time. The listing agent gets all leads off all search widgets as well as off The International MLS.

Answer: There are two different ways to get your listings on The IMLS.

International and USA Brokers may send property listings by XML data feed. The IMLS can accept a number of feeds, including XML2U, Zillow and Kyero. USA Listings may also be entered manually. Follow the instructions on the site. The ability to add listings manually for properties outside the USA will be added very soon.

Question: Why should I put The IMLS International Search Widget on my website?

Answer: The best reason is to have the ability to earn substantial referral income. Simply let the IMLS search do your lead referral for you! There are thousands of properties for sale, and we have agreements in place so that we do all we can to protect everyone. This is a terrific way to increase your income by displaying properties OUTSIDE your normal area of service. Other reasons include the ability to increase your exposure and standing in the community by showing these properties like your own, including the ability to advertise them to attract buyers.

Question: Do I have any further obligation when entering listings on to The IMLS.?

Answer: If the listing is located outside the USA, there us a 25% referral commission due upon a sale which is shared with global search owners. For USA listings, there are no additional obligations to The IMLS. If an outside agent wants to make a referral to you off their search, then it is up to you to work that out yoursleves.

Question: Can I promote The IMLS on my website?

Answer: When you sign up to be an IMLS member, you will be automatically delivered your OWN IMLS search along with your login and password. You may take an IMLS Search for your website, but agents and brokers are expressly NOT permitted to market The International MLS [IMLS] through the name of their firm or agents, their URL's, their e-mail addresses, their website addresses, or in any other way market or promote the IMLS in print, media or otherwise without written permission from the IMLS in order to enhance their ability to get exclusive listings from home sellers or to encourage other agents or agencies to become part of their companies. Licensing rights to do so are only available through signed agreements with The IMLS Preferred Partner Program.

Question: How do I know I will get credit for the referrals?

Answer: All leads are date and time stamped, and you are informed whenever a lead is created. All leads are quickly sent to the developer and the local agency, so this will protect you, as well as us. We will let you know when there is a sale. We work together to ensure success.

Question: How much money can I make?

Answer: This will vary depending upon the commissions received by us. WE work directly with developers for the larger commissions, and with agencies in each locale for referral commissions. We share 25% of whatever we collect.
